Step 1: Determine Your Budget and Requirements
Begin by establishing a realistic rental budget and identifying your preferred location, property type, and lifestyle requirements. Consider factors such as proximity to work, schools, public transport, community amenities, and parking. It's also important to account for additional expenses beyond the annual rent, including the security deposit, agency commission, utility connections, and moving costs.
Step 2: Start Your Property Search
Once you've defined your requirements, begin exploring available properties with the assistance of a RERA-licensed real estate agency. Your agent can help you identify suitable options, arrange viewings, and provide valuable insights into the local rental market, ensuring you find a property that meets both your needs and budget.
Step 3: View and Select a Property
Attend property viewings to assess the condition of the home, building facilities, surrounding community, and accessibility. Take the opportunity to ask questions about maintenance responsibilities, parking, utility costs, and any building regulations before making your decision.
Step 4: Make an Offer
Once you've found the right property, your real estate agent will negotiate the rental price and lease terms with the landlord. Discussions may include the annual rent, number of cheque payments, move-in date, maintenance responsibilities, and any special conditions before both parties reach an agreement.
Step 5: Submit the Required Documents
After your offer has been accepted, you'll be asked to provide the necessary documentation to prepare the tenancy agreement. These documents typically include a copy of your passport, Emirates ID, residence visa (if applicable).
Step 6: Sign the Tenancy Agreement
The tenancy agreement outlines the terms and conditions of the lease, including the rental amount, payment schedule, lease duration, security deposit, maintenance obligations, and renewal terms. Carefully review the contract before signing to ensure all agreed terms are accurately reflected.
Step 7: Make the Required Payments
Before collecting the keys, you'll be required to settle the agreed payments. These generally include the annual rent (paid according to the agreed cheque schedule), the security deposit, the real estate agency commission, and any applicable administrative fees. Once payment has been received, the tenancy can proceed to registration.
Step 8: Register the Tenancy with Ejari
The tenancy agreement must be registered through the Ejari system, which is administered by the Dubai Land Department. Ejari provides legal recognition of your tenancy contract and is required for setting up utilities, applying for residence visas, and accessing various government services.
Step 9: Set Up Utilities and Services
Once Ejari registration is complete, you can activate essential services such as electricity and water through DEWA, internet and television services, and district cooling where applicable. Depending on the community, additional registrations for building access or parking permits may also be required.
